Excavation Cost Markham: Real 2026 CAD Pricing From a Local Contractor

Most Markham homeowners calling us want one number before anything else: what’s this excavation going to cost. A typical residential excavation job in Markham runs $4,800 to $42,000 CAD in 2026, depending on what we’re digging, how the lot sits, and what shows up two feet down. Small trenching jobs start around $2,900. Full basement dig-outs on a tight Unionville lot can push past $48,000. To skip the reading and book a free on-site quote, call us at 416-317-3090.

OCM Excavation & Construction has been digging Markham since 2008. Seventeen years of basements, pools, sewer laterals, swales, and foundation work across Unionville, Cathedral Town, Cornell, Greensborough, Berczy, Wismer, and Box Grove. We carry $2M Commercial General Liability through Definity and is current. Owner-operated by Ofer Hadad. Below is the real pricing and the Markham-specific stuff most contractors don’t tell you until the invoice lands.

Per-Cubic-Yard Excavation Pricing in Markham

Most excavation in the GTA gets quoted on a cubic-yard basis once we know what we’re moving. In Markham the working range in 2026 is $88 to $190 per cubic yard, all-in, including the dig, haul, and dump fees. That’s a wide spread, and it’s wide for a reason.

Here’s what moves a Markham cubic-yard price inside that range:

  • Soil type. Halton Till sits under most of central and west Markham. It’s dense glacial silty clay with stones, roughly 30 to 40 percent slower to dig than the looser Schomberg clay pockets around Cornell and Box Grove.
  • Haul distance. Closest clean-fill sites for Markham jobs are in east Vaughan, Whitchurch-Stouffville, and Pickering. Round trip 30 to 65 minutes. Each truck cycle is billable.
  • Access. A drive-around side yard with 10 feet of clearance is a different price than a tight Cathedraltown rear yard you can only reach by craning equipment over a fence.
  • Contamination or fill material. Clean native soil dumps for $14 to $22 per tonne. Mixed fill with brick or asphalt runs $32 to $55. Flagged contaminated material goes to a Class 1 or 2 facility at $95 to $240 per tonne.
  • Frost season. December through mid-March, we’re digging through frost down to roughly 1.5 metres. That adds machine time and sometimes a thaw blanket rental.

Gut check: an average two-car driveway dig-down for permeable pavers is around 28 to 36 cubic yards. At Markham rates, $2,500 to $6,800 of excavation alone, before base, pavers, or asphalt disposal.

Common Markham Excavation Job Costs (Real CAD Ranges)

These are the jobs we quote most often in Markham. Ranges are 2026 CAD, turnkey (machine, operator, labour, hauling, dump fees, basic restoration). Permits and engineered drawings extra where noted.

  • Basement dig-out / lowering existing basement: $23,000 to $62,000 for a typical 1,000 to 1,500 sq ft footprint. Underpinning engineering adds $3,800 to $7,800 for drawings and City review.
  • New foundation excavation (custom build or rear addition): $9,000 to $25,000 for a standard 8-foot dig. Walkout basements on sloped lots near Cathedraltown ravines or Rouge tributaries run $19,000 to $34,000.
  • Inground pool removal (full demolition and fill): $9,500 to $19,000 for a standard 16×32 concrete or vinyl pool. Fibreglass shells on the higher end. Heritage districts add restoration cost on the back side.
  • Sewer lateral replacement (house-to-street): $7,200 to $17,000 depending on depth, length to the property line, and whether we can open-cut or bore under a mature tree. City road-cut permits add $520 to $1,350.
  • Drainage trenching (weeping tile, French drain, swale tie-in): $50 to $98 per linear foot. Most Markham backyards land at $4,800 to $11,500 turnkey.
  • Lot grading and swale work for City drainage approval: $4,000 to $15,500. P.Eng or OLS grading certificate adds $900 to $2,500.
  • Window well install with excavation: $2,500 to $4,900 per well, more if we’re tying into existing weeping tile.
  • Driveway excavation and base prep (full removal and re-base): $5,000 to $14,800 for a typical Markham double-wide.

If your job isn’t on this list, it doesn’t mean we don’t do it. It just means the price is too case-specific to publish without seeing the site. Call 416-317-3090 and we’ll come look.

What Drives Markham Excavation Prices

Markham is not Richmond Hill and it’s not Vaughan, even though it borders both. The pricing differences come from five real, measurable things.

1. Soil density. Most of Markham sits on Halton Till. It’s dense, it’s heavy, and it dulls bucket teeth fast. Pockets around Cornell, Wismer, and east toward Box Grove have softer Schomberg clay deposits, which dig faster but hold water longer and need different shoring. We’ve seen the same-size basement dig take 32 hours on a Berczy lot and 50 hours on a Cathedraltown lot four kilometres west. That’s real money in operator time and machine wear.

2. Hard-pan layers. Older Markham neighbourhoods, especially north Unionville and parts of Markham Village, hit a hard-pan layer between 1.8 and 2.6 metres down. Hard-pan is compacted glacial till the consistency of soft concrete. We rip with a tooth-bucket attachment or, on tougher pockets, bring in a hydraulic breaker. Hard-pan adds 8 to 18 percent to a basement dig.

3. Lot size and access. A 50-foot Unionville lot with a fence on both sides is a different job from a 70-foot Cathedraltown corner lot with side-yard access. Tight Unionville lots need smaller tracked machines and more truck cycles because we can’t stage spoils on site. Add 12 to 25 percent over standard suburban pricing.

4. City of Markham permit fees and grading approval. Building permits for foundations are calculated on construction value. For a typical basement underpinning or new foundation, expect $720 to $2,250 in City fees. Lot grading deposits run $1,200 to $5,500 and are refunded after the City inspects the final grade against your approved drawing. The City Building Standards counter is at 101 Town Centre Boulevard.

5. Disposal of contaminated soil. Older properties south of Highway 7 and around the Markham Village core sometimes hit buried fuel tanks or older industrial fill. If a Phase II ESA flags it, soil goes to a regulated facility at $95 to $240 per tonne instead of the $14 to $22 clean-fill rate. A single basement dig can add $9,000 to $24,000. We’d rather find out on day one than day eight.

Markham-Specific Gotchas Most Quotes Miss

These are the things that show up on Markham jobs that don’t show up the same way in Toronto or Mississauga. Any contractor quoting your job without addressing them is guessing.

  • Unionville heritage district. Old Unionville, centred on Main Street, is a designated heritage conservation district. Excavation tied to additions, foundation work, or pool removal inside the heritage boundary requires Heritage Markham review and a Heritage Permit on top of the building permit. Add 4 to 8 weeks to the timeline and $600 to $2,400 in heritage permit and consultant fees.
  • Rouge National Urban Park conservation lands. Properties backing onto Rouge Park or its tributaries (parts of Cornell, Box Grove, and east Markham) fall under TRCA and Parks Canada jurisdiction. Anything within 30 metres of the regulated boundary triggers a TRCA permit. Permit and study costs $1,400 to $5,200. Some excavation work simply isn’t allowed inside the buffer.
  • Frost depth. Local code treats 1.5 metres as the minimum frost line for footings and water lines in Markham. Shallower digs leak, heave, and fail inspection. Anyone quoting a 1.2 metre footing depth here is wrong.
  • Mature tree preservation. Markham’s tree preservation by-law protects any tree with a trunk diameter over 20 cm on private property. Excavating within the critical root zone of a protected tree without an arborist report and a tree-protection permit is a fineable offence. Permit and arborist review costs $500 to $2,000.
  • Box Grove development corridor. Properties in the Box Grove growth area sometimes sit on engineered fill from the original subdivision build-out. We’ve hit buried construction debris (rebar, broken concrete, plastic sheeting) on lots as new as 12 years old. Fill removal and replacement runs $4,000 to $14,000 extra when it shows up.
  • City permit office. City of Markham Building Standards is at 101 Town Centre Boulevard. We pull permits for you on every job that needs one. You don’t drive down there yourself.

How OCM Keeps Markham Quotes Predictable

Most homeowners don’t get burned on the headline number. They get burned on change orders. Quote says $19,000, final bill says $33,000, nobody can explain the $14,000 in writing. Here’s how we stop that on Markham jobs.

  • On-site assessment before we quote. Ofer or a senior estimator walks your lot. We probe soil, check for hard-pan signs, access, slope, hydro setbacks, heritage boundaries, and tree-protection zones. No phone quotes for excavation work over $5,000.
  • Fixed-price quotes in writing. Once we’ve seen the site, we give you one number with the scope spelled out line by line. Machine hours, haul truck cycles, disposal class, restoration, permit pull.
  • Named conditions that can change the price. The only things that move a fixed quote are written conditions you sign off on up front: discovery of contaminated soil flagged by lab test, bedrock or unforecast hard-pan above the dig line, or a scope change you request. Everything else is on us.
  • Daily progress photos. You get end-of-day pictures by text or email so you can see exactly where we are without having to come home.
  • Full insurance and on every quote. $2M CGL through Definity. insurance details certificate goes with every quote so you’re not personally liable if a worker gets hurt on your property.

Most of our Markham work now comes from neighbours of people we’ve already dug for. That only happens when the price you sign is the price you pay.

Markham Excavation Cost FAQ

How much does it cost to excavate a basement in Markham?

A full basement dig-out or basement-lowering project in Markham runs $23,000 to $62,000 CAD in 2026, covering excavation, haul, dump fees, and basic restoration. Engineered drawings for underpinning add $3,800 to $7,800. Heritage lots in Old Unionville, properties with hard-pan layers, or sites with contaminated fill push toward the upper end. Standard Berczy or Wismer lots with clean Halton Till typically land in the lower half of the range. Call OCM at 416-317-3090 for a free on-site quote.

What does a pool removal cost in Markham?

Inground pool removal in Markham runs $9,500 to $19,000 CAD for a typical 16×32 concrete or vinyl pool, fully demolished, hauled, and backfilled with engineered fill compacted in lifts. Fibreglass shells run higher because of disposal complexity. Partial removals (top three feet broken in, deck demolished, pool basin filled) sit at the low end. Full removals required for a future build land in the upper half. City of Markham demolition permits add $280 to $680.

How much per cubic yard is excavation in Markham?

Excavation in Markham is typically $88 to $190 per cubic yard in 2026, all-in, including dig, haul, and dump fees. The lower end applies to flat lots with cleaner Schomberg clay, good access, and clean native fill going to a nearby site. The upper end applies to dense Halton Till on tight Unionville or Cathedraltown lots, contaminated material requiring a Class 1 facility, or hard-pan layers needing breaker attachments. On-site assessment is the only way to land your price inside that range accurately.

Do I need a permit to excavate in Markham?

Most excavation tied to a foundation, addition, basement underpinning, pool removal, or sewer lateral replacement in Markham requires a City permit. Lot grading and drainage changes need approval against your registered grading plan. Building permit fees typically run $720 to $2,250. The City of Markham Building Standards counter is at 101 Town Centre Boulevard. Heritage districts and Rouge Park buffer zones add permits on top. OCM pulls all required permits as part of your fixed-price quote.

Why is excavation more expensive in Unionville than Cornell?

Old Unionville sits inside a designated heritage conservation district with tighter lots, mature tree canopy, dense Halton Till, and occasional hard-pan layers below 2 metres. Cornell sits on a newer subdivision grid with wider access, softer Schomberg clay pockets, and fewer heritage constraints. Same-size basement dig in Old Unionville can run 25 to 45 percent more than Cornell because of heritage permit fees, restricted access, tree-protection requirements, and slower digging conditions. All of that is real cost, not markup, and it should be itemized on your quote.

What’s included in an OCM excavation quote?

Every OCM Markham quote includes machine time, qualified operator, all labour, haul trucks, dump fees for the soil class confirmed on site, basic site restoration (rough grade and seed where applicable), City permit pull where required, and daily progress photos to you. Insurance ($2M CGL through Definity) certificate are attached. Engineered drawings, heritage permits, arborist reports, TRCA submissions, dewatering, and lab testing are quoted separately and only when your job actually needs them.
