Excavation Cost Ranges in Toronto & GTA (2026)

Residential excavation (basement / foundation): $3,000 – $15,000+

Covers a typical basement or foundation dig on a residential lot. Lower end is a small addition or garage pad; upper end is a full basement excavation with clay soil, water table issues, or shoring. Deeper basements and walkout grades push past $15,000.

Site preparation (clearing + grading): $2,500 – $10,000

Lot clearing, stump removal, rough grading, and prep for a build or hardscape project. Tree-heavy lots or thick brush on north GTA properties run toward the top end.

Land grading only: $1,500 – $6,000

Fixing slope and drainage on an existing lot. Small backyard regrades sit at the low end; full lot regrades with import fill or municipal sign-off in Vaughan or Toronto run higher.

Trenching: $25 – $75 per linear foot

Water line, gas, electrical conduit, drainage, or footing trenches. Depth and soil drive the price — a 2-foot trench in loam is $25/ft; a 6-foot trench in clay with rock is $75/ft or more.

Mini excavator day rate: $800 – $1,500 per day

What Actually Drives the Price

  • Soil type. Clay is heavier, slower to dig, and worse to haul. Most of Richmond Hill, Vaughan, and Markham is clay-heavy. Sandy soil along the lakeshore digs faster and costs less.
  • Rock. Hitting rock means a hammer attachment and more hours. A clean dig can turn into a $5,000 surprise if rock isn’t accounted for.
  • Access. A wide-open lot is cheap. A downtown Toronto laneway with a 6-foot gate means mini excavator only, longer days, and more haul trips with smaller trucks.
  • Depth. Anything past 8 feet usually needs shoring or benching, which adds cost.
  • Permits. Lot grading review, road occupancy, or building permits add fees and time.
  • Haul distance. Disposal sites have moved further from Toronto. More driving means more cost per load.
