Detached vs Attached Garage Demolition — What’s Different

Not every garage tear-down is the same job. The scope, the permit pathway, and the price all shift depending on what kind of structure you’ve got.

Detached garage

Standalone structure, no shared wall with the house. Single-car frame on a 4-inch slab is the simplest job we do. Drop the roof, knock the walls, break the slab, dig out the perimeter footing if it has one, haul it out. Typical range across the GTA: $4,000 to $9,000 depending on size (single vs double), age (older garages often hide knob-and-tube wiring or buried oil lines), and what’s under the slab (some 1960s builds sit on crushed limestone with no real footing; others have a full 24-inch frost wall).

Attached garage

Shares a wall with the house. This is where careful work matters. We’re cutting one structure off another without compromising the house’s exterior wall, framing, or foundation. Usually involves temporary weather protection on the cut face, a clean structural separation, and either a foundation tie-off or a partial pour to seal what’s left. Typical range: $6,000 to $12,000. Foundation work is the variable — if the attached garage shares a footing with the house basement, the engineering and the labour both go up.

Carport

Open-sided structure, often just posts and a roof on a thin slab or pavers. Quickest of the three. Typical job runs $2,500 to $5,000 depending on what’s underneath and whether the posts are buried in concrete piers we need to extract. Most carports come out in a day.

Our Process, Step by Step

  1. Site assessment. Free. We walk the property, measure, look at access, check for shared walls, suspect asbestos or oil tanks, and identify which utilities are live.
  2. Quote and scope sign-off. Written number, what’s included, what isn’t. No surprises later.
  3. Demolition permit. Most GTA municipalities require one before a garage comes down. Toronto exempts structures under 10 square metres (≈108 sq ft) without separate utility connections, so a small detached single-car shell sometimes skips the permit. We confirm the rule for your specific lot at the site visit and pull the permit if needed.
  4. Utility disconnects. Gas, electric, water if any of these run to the garage. Locked off and confirmed before any tool touches the structure.
  5. Soft strip. Doors, windows, any salvageable interior items pulled and set aside if you want them.
  6. Roof down. Shingles, sheathing, trusses, controlled drop.
  7. Walls down. Framing, siding, and any masonry knocked into a contained pile.
  8. Slab and foundation out. Mini-excavator with a hydraulic breaker on the concrete pad. Footings and frost walls excavated and removed.
  9. Haul-away. All debris loaded, weighed, and disposed of at a licensed facility. Concrete recycled where possible.
  10. Final grade. Pit backfilled with clean fill, compacted in lifts, finished level for whatever’s coming next.

Permits and Utility Disconnects

Most GTA municipalities require a demolition permit before a garage comes down. There’s one notable exception: Toronto exempts small detached structures under 10 square metres (≈108 sq ft) with no separate utility connections. For attached garages, larger detached garages, or any structure with its own gas / electrical / water service, a permit is required across Toronto, Mississauga, Brampton, Vaughan, Markham, Richmond Hill, Oakville, Burlington, and the rest of the GTA. We confirm which rule applies to your specific lot during the site visit, then file the application. You sign a couple of forms; we file, pay, and chase.

Utility disconnects are mandatory before demo starts. If the garage has its own electrical panel or sub-feed, the local distributor (Toronto Hydro, Alectra, Hydro One depending on the city) needs to confirm the line is cut and capped. Same with gas — Enbridge needs to lock and tag if there’s a heater or a line in the garage. Water service to a garage tap gets shut at the curb stop. We coordinate all of it. You don’t need to make the calls.

Two things owners forget about: old fuel oil tanks (common in garages from the 50s and 60s, sometimes still half-full of sludge) and asbestos in older roofing felt or cement-asbestos siding. Both are handled differently and add to the job. We test or call in a hygienist if anything looks suspect before any swing of the hammer.

Do I need a permit to demolish a garage in the GTA?

Most of the time, yes. Most GTA municipalities want a demolition permit before the garage comes down. Toronto has one exception: detached structures under 10 square metres (≈108 sq ft) with no separate gas, electrical, or water service can skip it. Anything bigger, anything attached, or anything with its own utility hookup needs the permit. Fees vary by city and the permit office will want proof of utility disconnects before they issue. We confirm the rule for your lot at the site visit, then handle the full application, the disconnect coordination, and the inspections. You sign the homeowner forms; we file, pay, and chase.

How long does a garage demolition take?

The on-site demo work usually runs 1 to 3 days for a detached garage and 2 to 5 days for an attached. The longer timeline up front is the permit and utility disconnect process — that’s typically 2 to 4 weeks depending on the municipality and how busy Enbridge or the local hydro is. We can usually start the actual tear-down within a month of the first call.

What drives the cost up or down?

Size, foundation depth, access, and what’s under the slab. A 12 by 20 detached on a thin slab in an open backyard is the cheap end. A double attached with a full frost wall foundation, shared house wall, and a 32-inch gate access is the expensive end. Asbestos, oil tanks, or buried fuel lines push it higher because they need specialty handling and disposal.

What about asbestos or hazardous materials?

Anything built before 1990 can hide asbestos in roofing felt, cement-board siding, vermiculite insulation, or floor tile. If we see suspect material on the site walk, we hold off and bring in a hygienist to sample. Confirmed asbestos gets handled by a licensed abatement contractor before we touch the structure. It adds cost but it’s not optional under Ontario regs.

Will you haul everything away or do I need a bin?

Full haul-away is included in our quote. You don’t rent a bin, you don’t book a dump run, you don’t pay tipping fees separately. We weigh, sort what we can recycle (concrete, clean wood, metal), and dispose of the rest at licensed facilities. The number we quote is the number you pay.

Can you leave the slab if I want to keep it?

Yes. Some owners want to keep the existing concrete pad as a parking spot, basketball court, or shed base. We can drop the structure, clean off the slab, and leave it intact. Knocks a chunk off the price. Just tell us at the site walk so we can scope it that way.
