Where We Grade in Oakville

What “Lot Grading” Actually Means in Oakville
The Town of Oakville treats lot grading as a regulated part of the building permit and final inspection process. Three things drive the work:
- Minimum 2% slope on front and rear yard surfaces away from the foundation.
- Maximum 5% grade across the rear apron — the first 5 metres off the back of the house.
- Lot Grading Certificate at final inspection, signed and stamped by an Ontario Land Surveyor (OLS) or a Professional Engineer (P.Eng.), to release your security deposit on new builds and major additions.
Our job is to move dirt so the surveyor can sign the certificate without a re-grade. We work off the stamped grading plan, hit the spot elevations, and re-cut swales where the builder left them flat.

- Site walk and plan review. We pull your grading plan or pick up shot elevations on site. If you don’t have a plan, we measure existing grades and tell you what the lot actually does versus what the Town expects.
- Strip and stockpile. Topsoil comes off and goes in a pile, separate from the subsoil. We re-use what we can.
- Rough grade. Skid steer or mini excavator cuts to plan elevations, builds swales, ties into existing catch basins or rear-yard outlets.
- Compaction. Sub-grade gets compacted in lifts under driveways, walkways, patios, and pool decks. No surprises in year two.
- Final grade and topsoil. Topsoil back, raked to finished grade, ready for sod, seed, or hardscape.

Do I need a lot grading certificate in Oakville?
If you’re closing out a new build or a major addition, yes. The Town holds a security deposit and won’t release it until an Ontario Land Surveyor or P.Eng. signs and stamps the lot grading certificate confirming the lot drains per the approved plan. Existing-home re-grades for drainage usually don’t need one unless a permit was pulled.
