Why Oakville homeowners and builders choose OCM

Oakville lots are bigger, but the rules are stricter

Oakville is not Toronto. The lots are wider, the trees are older, and the Town has stricter site-grading and tree protection rules than most of the GTA. We have run jobs in Bronte, Old Oakville, Glen Abbey, West Oak Trails, and Joshua Creek and we know what the inspectors look for.

Custom build and luxury renovation experience

Old Oakville and Morrison Estates are heavy custom-build markets. We have stripped lots, dug full basements, and graded for finished landscaping on builds in the $3M+ range. The expectation is clean work, accurate grades, and no surprises with the Town inspector.

Licensed and insured to Oakville standards

$2M liability and WSIB. Oakville requires proof of insurance and sometimes a Lot Grading Deposit before excavation. We handle the paperwork. See our licensed and insured page.

Excavation services we provide in Oakville

Full basement excavation for custom builds

New build basement digs in Oakville run $24,000 to $52,000 depending on footprint and depth. We handle foundation grade, weeping tile prep, and drainage stone. See our full excavation services page.

Basement lowering and underpinning prep

Older Bronte and Old Oakville homes with low basements. We lower the floor and bench the footings so you can finish a real living space below grade. Excavation portion: $22,000 to $42,000.

Driveway dig and base

Strip the old driveway, regrade for proper drainage away from the house, and lay Granular A base. Oakville driveways are typically longer than Toronto’s and run $5,200 to $11,500 for the dig and base. See the 2026 driveway cost guide.

Pool excavation

Oakville backyards are big and pools are common in Glen Abbey, Joshua Creek, and West Oak Trails. Standard 18×36 inground excavation runs $11,500 to $16,500. Larger custom pools $16,000 to $24,000.

Foundation waterproofing excavation

Wet basements are common in Bronte and Old Oakville. The combination of older homes and a high water table close to the lake puts a lot of pressure on the foundation wall. We dig perimeter to footing and replace weeping tile. See the basement waterproofing cost guide.

Topsoil removal, grading, and site prep

Lot strips, backyard regrades, and full site prep for new landscaping. See topsoil removal cost, land grading, and site preparation.

Trenching and post drilling

Drainage trenches, utility runs, fence and deck post holes. See trenching and post drilling.

Permit and regulatory notes specific to Oakville

Oakville is a Halton Region municipality and runs its own building department. Permits go through Town of Oakville Building Services at oakville.ca. A few Oakville specifics:

  • Building permits for excavation-related structural work (basement lower, underpinning, addition, new build) go through Town of Oakville Building Services. Plan 6 to 12 weeks.
  • Oakville’s Lot Grading and Drainage program requires an approved lot grading plan on most builds. Some projects require a Lot Grading Deposit until final certification.
  • Oakville’s Private Tree Protection By-law is strict. Trunks 15 cm diameter or larger are protected even on private property. Many Bronte, Old Oakville, and Morrison lots have protected trees we plan around.
  • If your property is near the lake, a creek (Sixteen Mile, Bronte, Joshua, McCraney), or a ravine, you are likely inside Conservation Halton regulated land and need a CH permit on top of the Town permit.
  • Ontario One Call locates are required and free. We book them at least 5 business days ahead.

FAQs

Do you handle the Town of Oakville lot grading process?

We do the physical grading to the approved Lot Grading Plan and document elevations for the Town. The plan itself comes from your designer or grading engineer. On builds with a Lot Grading Deposit we coordinate inspection timing so you can release the deposit cleanly after final certification.

How much does basement excavation cost in Oakville?

A new build basement excavation on an Oakville custom home runs $24,000 to $52,000 depending on footprint and depth. A basement lower with bench footing in an older Bronte or Old Oakville home runs $22,000 to $34,000 for the excavation portion. Underpinning excavation is higher.

Do you work near Sixteen Mile Creek or other Conservation Halton areas?

Yes, with a Conservation Halton permit in hand. Properties along Sixteen Mile, Bronte, Joshua, and McCraney Creeks fall inside CH-regulated land. We will tell you on the first site visit whether your address is inside the regulated boundary and what extra paperwork is needed.

How long does a pool excavation take in Oakville?

A standard 18×36 inground pool excavation in Oakville takes 2 to 3 working days for the dig and rough grade. We coordinate with your pool installer so the steel and plumbing crew can start when the hole is ready.

Do you do emergency excavation in Oakville?

Yes. Same-day or next-day response for water and sewer line breaks in Oakville when our crews are available. Emergency line repairs typically run $4,500 to $10,000 depending on depth, length, and whether the break is under a driveway or finished landscaping.

How does Oakville’s tree protection by-law affect my dig?

Oakville protects trees with trunks 15 cm or larger on private property. If we are digging inside the protection zone of a protected tree we need an arborist plan and possibly a Town permit to injure or remove. We will flag this on the quote so you are not surprised mid-job.

What about soil disposal from my Oakville property?

Disposal is built into the quote. From Oakville we usually run loads up the 407 to a Reg 406/19 receiving site in Milton or north Burlington, which keeps the haul time and tipping fee inside what we have quoted. On creek-corridor or lake-adjacent lots (Sixteen Mile, Bronte, the shoreline strip) Conservation Halton can ask for an Excess Soil Sampling and Analysis Plan before we move dirt. We arrange the sampling and include the lab cost in the quote when the address is inside the regulated boundary.
