Sewer Lateral Repair in Markham, ON | OCM Excavation

When sewage backs up through a Markham basement floor drain, the sewer lateral is almost certainly the cause. The lateral is the underground pipe that carries waste from your home to the city’s sewer main under the street. From the foundation wall to the property line, that pipe is your responsibility. Call OCM Excavation at 416-317-3090. We give same-day diagnosis on any Markham call before 2 PM and show you on camera exactly what failed before we quote a repair.

Where Markham Laterals Fail Most

Most of our Markham repair calls come from three pockets: Markham Village and Unionville heritage areas, the 1960s and 70s post-war neighbourhoods around Highway 7 and Steeles, and pockets of Thornhill. Cornell and other newer subdivisions are PVC and don’t fail at the same rate. If your Markham home was built before 1980, clay is almost certainly the pipe material. Four failure modes drive nearly every job:

  1. Root intrusion — Markham’s mature tree canopy is hard on aging clay pipe. Roots find joint cracks, grow inside, choke the line. #1 cause we see.
  2. Pipe collapse or belly — clay settles over 50 to 80 years. The line sags, holds standing waste, eventually caves.
  3. Offset joints — old hub-and-spigot clay joints shift under freeze-thaw. Debris catches at the offset and turns a partial blockage into a total one.
  4. Wipe and grease blockage — disposable wipes are not flushable. They build up at any offset or root mass and finish the job.

Camera Inspection: Required Step One

We do not quote a Markham sewer lateral repair without running a camera down the line first. The inspection runs $350-$600. The footage tells us exactly where the failure is, how far down it sits, what the pipe material is, and whether a spot repair is realistic or whether you’re looking at full replacement. Markham Repair Options and Pricing

  • Spot repair — $4,500 to $8,000. Excavate down to the failed section, normally 6 to 10 feet, cut out the bad clay, splice PVC, backfill. Best answer for a single point of failure.
  • Full lateral replacement — $8,000 to $18,000. Open trench from the house to the Markham property line, full PVC. Required if the pipe is failing in multiple spots, or if it’s over 60 years old and a spot repair won’t hold.
  • Trenchless pipe bursting — $6,000 to $12,000. Hydraulic burster pulls new PVC pipe through the old clay using two pits only. Less yard disruption, faster turnaround. Only works on certain pipe configurations — the camera report tells us.

Permits and the City of Markham

Every Markham sewer lateral job needs a sewer connection permit and an Ontario One Call locate before we break ground. We handle both. Most jobs require connecting to an existing cleanout or installing a new one at the property line. We don’t cite specific bylaw section numbers because they move — we deal directly with the Markham inspector and pull every required permit on your behalf.

Insurance — What You Need To Know

Markham homeowners often assume their policy will cover the pipe. It usually won’t. A home policy with a sewer backup rider typically covers damage inside the house — flooring, drywall, contents — but not the sewer line repair itself. The excavation and pipe work is on you. We provide a fully itemized invoice so your adjuster has clean documentation for whatever partial coverage they may consider.

Response Time and Equipment

Any Markham call placed before 2 PM gets same-day diagnosis. Repair start is normally next business day, or 1 to 3 days out depending on permit timing. Active basement backup gets priority dispatch ahead of everything else. We bring a Yanmar SV40 mini-excavator, our own camera unit, a plate compactor for backfill, and rent a hydraulic burster when trenchless is the right path. Phone 416-317-3090.

FAQ

How do I know if the pipe is on my side or Markham’s?

Between your foundation and the property line, it’s your pipe. From the property line out to the sewer main, it’s the City of Markham. The camera footage shows depth and distance from the cleanout, so you see exactly where the break sits.

Is trenchless always the better option?

No. Trenchless pipe bursting is faster and less disruptive, but it only works when the existing pipe is reasonably straight, mostly intact, and not collapsed. If your line has a severe belly or has caved at multiple points, an open trench is the only honest option. The camera tells us.

Will my driveway have to come up?

If your sewer lateral runs under the driveway, sections may need to come up for an open trench. We minimize this with careful saw cuts and patch the asphalt or concrete after backfill. Driveway restoration is included in our scope; full repaving is separate.

How long does the PVC replacement last?

Modern PVC sewer lateral is rated for 80-plus years. Solvent-welded joints mean tree roots have nothing to invade. After a proper PVC replacement, you should not see this issue again in your lifetime in the home.
