Site prep costs vary widely based on lot size, existing conditions, and scope. General ranges for residential projects:
- Small lot clearing and rough grading (under 5,000 sq ft): $2,500–$6,000
- Medium residential lot with tree removal: $5,000–$15,000
- Large lot or complex terrain: $12,000–$35,000+

What Site Preparation Includes
A complete site preparation scope for a new residential build or major renovation in the GTA includes:
1. Demolition and Clearing
Removing existing structures, concrete, asphalt, fencing, or landscaping from the build zone. Concrete removal runs $3–$8 per square foot. Asphalt $1.50–$4 per square foot. Tree removal is separate — typically $400–$2,000 per tree depending on size and access.
2. Topsoil Stripping
The top 150–300mm of organic soil must be stripped and stockpiled (or hauled away) before any structural fill or foundation work. Topsoil is worth saving for later landscaping — ask if the contractor will stockpile it on-site.
