Permits, bylaws, and conservation rules in King Township
Any demolition with a building footprint generally needs a Demolition Permit from the King Township Building Division before the first wall comes down. We pull the permit, coordinate inspections, and stage the site so the inspector can clear it the same day the dust settles.
After the structure is down, the ground work is governed by Site Alteration By-law 2021-039. King Township strengthened enforcement with recent enforcement updates. If you’re knocking down a barn and re-grading the pad, you’re inside that bylaw — we apply through the King CityView portal as part of the demolition scope.
Two overlays hit a lot of King City lots:
- Oak Ridges Moraine Conservation Plan and Greenbelt Plan — large portions of King are inside ORM or Greenbelt. ORM Area Zoning By-law 2005-23 controls what can be built back. Demolition without a rebuild plan is usually fine; demolition tied to new construction needs the planning side worked out first.
- Conservation Authority jurisdiction — TRCA covers south King, LSRCA covers the north half. If your property is near a watercourse, wetland, or steep slope, we confirm the right authority before machinery rolls in.
For pre-1990 farmhouses and barns, Ontario Regulation 278/05 kicks in. Old vermiculite insulation, pipe wrap, vinyl tile, and shingle mastics often contain asbestos. We arrange a Designated Substance Survey, and if anything tests positive, a licensed abatement crew removes it under containment before our excavator touches the structure.

Frequently asked questions
Do I need a permit to demolish a barn in King Township?
Yes. A Demolition Permit from the King Township Building Division is required for any structure with a building footprint, including barns and drive sheds. If the barn predates 1990, you’ll also need a Designated Substance Survey under Ontario Regulation 278/05 before demolition begins. We handle both as part of the scope.
What if my barn is a heritage farm structure?
If your property is listed on the King Township Heritage Register or has a Heritage Conservation District designation, demolition is subject to additional review and possible delay under the Ontario Heritage Act. We check the register before quoting and let you know if a heritage application is needed. Salvage of timber and stone is usually encouraged.
Does Site Alteration By-law 2021-039 apply if I’m only knocking down a garage?
It depends on how much grade change happens during cleanup and backfill. Pad demo with clean granular replacement is usually fine. Any meaningful regrading, fill import, or change to drainage triggers the bylaw and a fines under the Provincial Offences Act. We apply through the King CityView portal when needed.
Will TRCA or LSRCA be involved?
South King falls under TRCA jurisdiction, north King under LSRCA. If your lot is within a regulated area — near a watercourse, wetland, valley slope, or floodplain — we confirm with the right authority before demolition. Most pure demo jobs don’t need a Conservation Authority permit, but staging, silt fencing, and haul routes still have to respect the regulated boundary.
How long does a King City demolition take?
A detached garage is typically one day on site, two with haul-out. A small barn runs 2-4 days. A bank barn with foundation can take a week or more depending on size, salvage, and disposal volume.
