Site Preparation in King City and the Township of King

Why site preparation in King City is different
King City sits on the Oak Ridges Moraine. The moraine is the aquifer recharge zone for a chunk of the GTA, and the Oak Ridges Moraine Conservation Plan tightly controls what you can do with topsoil, vegetation, fill and impervious surfaces. Stripping topsoil for storage, importing fill or grading toward a swale can all trigger review under the Township of King Site Alteration By-law 2021-039 — and on ORM-designated land, the standard you have to meet is higher than on a typical suburban lot.
Layer the Greenbelt Plan on top of that and a piece of King property can carry two or three overlapping planning regimes. The Heritage Conservation Districts in the King City core and the Schomberg core add another set of rules — exterior demolition and major site changes within a HCD need a heritage permit, even if the building itself is not listed.
Then there is the property itself. A King City lot is rarely 40 by 120. We are usually working on one to five acres, sometimes more. That means more trees, more vegetation, more outbuildings, and a real chance of an old well and septic system that need to be properly decommissioned. Equestrian conversions add their own list — paddock fencing, run-in sheds, manure pads, riding rings — that all has to come down, get hauled and get accounted for. Agricultural-to-residential transitions can also surface old fuel tanks, drive sheds and farm dumps that nobody mentioned during the listing.

Our site prep process in the Township of King
- Pre-survey and topo — we coordinate with an OLS to get a current topographic survey if you do not already have one. On rural King lots a stale survey is a real risk.
- ORM and Greenbelt pre-check — confirm which overlays apply to the property and what that means for clearing, stripping and grading.
- Permits — demolition permit through the Township, Site Alteration permit under By-law 2021-039 if grades or fill trigger it, conservation authority approval (TRCA in south King, LSRCA in north King), and Heritage District approval if the property is in the King City or Schomberg core.

- Clearing and demolition — staged so material can be sorted and hauled efficiently, with concrete and clean fill separated where possible.

What affects site prep cost in King City
- Acreage — a one-acre infill is very different from a five-acre equestrian property. Scale changes everything from haul counts to silt-fence linear footage.
- Vegetation and tree count — King Township does not regulate single private trees by DBH the way Toronto or Vaughan do, but woodland tree removal is regulated by the Region of York under the Regional Forest Conservation By-law, and heritage trees in HCDs need their own consideration.
- Demolition complexity — older homes can hide asbestos in vermiculite, plaster, pipe wrap and floor tile. A designated substance survey is normal due diligence before demo on anything pre-1990.
- Old well and septic systems — decommissioning a drilled well and pulling a 1970s steel tank with a leach bed adds time and cost, but it has to be done right.
- Equestrian and agricultural structures — manure pads, run-in shelters, riding-ring footing, paddock fencing, hay barns and drive sheds all have different demolition profiles.
- ORM, Greenbelt and Heritage District involvement — added approval time and added constraints on how the work is staged.
- Hauling distance — King is rural. Travel to the nearest fill-receiving site can be longer than in the suburbs further south.

Frequently asked questions
Do I need a Site Alteration permit for site prep in King Township?
If your work changes grades, moves fill onto or off the property, or strips topsoil beyond a minor area, Township of King Site Alteration By-law 2021-039 generally applies. On Oak Ridges Moraine and Greenbelt land, the threshold for needing a permit is lower and the conditions are tighter. We confirm with the Township before we start moving dirt.
Do I need a tree permit to clear trees on my King City lot?
King Township does not have a private-property tree by-law that protects single trees by trunk diameter the way Toronto, Vaughan and Markham do. However, woodland tree removal is regulated by the Region of York under the Regional Forest Conservation By-law, and removal inside a Heritage Conservation District or on ORM-designated land may need additional approval. We check before any chainsaws start.
We have an old well and septic on the property — can you handle decommissioning?
Yes. Drilled wells need to be properly abandoned per provincial requirements, and old septic tanks need to be pumped, crushed and removed or filled in place. We coordinate this as part of the site prep so the new build is not sitting over an undocumented tank.
How long does site prep take on a King City estate lot?
It depends on what is coming down and how big the lot is. A straight house demolition with light clearing on a one-acre lot can be a couple of weeks of active site work. A full estate-lot prep with equestrian structures, mature vegetation, a pool and an old septic system can run several weeks plus the time required for permits and conservation authority sign-off.
