Why fence installation in Mississauga is different

Mississauga is not a “stick the panels in and go” city. Three things shape every fence job we run here:

• Tree By-law 0021-2022 — 15 cm DBH: Mississauga’s threshold is one of the tightest in the GTA. A trunk 15 cm or thicker at 1.4 m off the ground triggers a permit before you touch its critical root zone. That changes our post layout in mature pockets of Lorne Park, Mineola, and Erindale — sometimes we shift a run 300-400 mm to spare a Norway maple’s roots instead of paying the permit fee (currently $343.52 base + $124.14 per additional tree, per the City).
• Credit Valley Conservation (CVC): Most of Mississauga drains to the Credit River, so CVC administers Ontario Regulation 41/24 on slopes, floodplains, wetlands, and watercourse buffers. Properties backing onto the Credit, Cooksville Creek, or Mary Fix Creek often sit in regulated land. Eastern Mississauga near Etobicoke Creek falls under TRCA instead. A fence in those buffers may need conservation sign-off.
• Estate scale + waterfront proximity: Lorne Park and Mineola fence runs are long — 300-500 linear feet is common — and Port Credit lots near Lakeshore deal with wind load and salty air, which is why we lean to aluminum or vinyl over softwood close to the water.

Under By-law 0397-1978, residential rear and side yard fences in Mississauga top out at roughly 2 m (about 6’7″). Front yard and corner-lot visibility triangles are stricter. We confirm the limit against your zoning before we order materials.

Our fence installation process

1. Site visit and measure: Linear footage, height, gate count, slope, tree conflicts, and grade transitions. We pull your property survey if you have it.
2. Permits: Standard residential fences in Mississauga generally do not need a building permit, but a pool fence under By-law 0191-2011 does — and you must have the enclosure up before water goes in. If trees 15 cm DBH or larger sit in the post line, we route a tree permit application with an arborist report (2-6 weeks).
3. Ontario One Call locate: Free, legally required. Five business days minimum. Gas, hydro, telecom, and water get marked.
4. Post layout: Strings pulled, posts marked at 6-8 ft spacing depending on panel type and wind exposure.
5. Auger to 1.2 m: Ontario Building Code frost depth for Mississauga. Sonotube on every post on long-life runs.
6. Concrete and set: 25 MPa mix, crowned for drainage, plumb-checked twice while curing.
7. Rails, panels, gates: Pre-built or stick-built on site. Self-closing, self-latching hardware on every pool gate per the By-law.
8. Cleanup and walk-through: Spoil hauled, line walked with you, deficiency list closed before invoicing.

What affects fence cost in Mississauga

• Linear footage and height: The biggest single driver. A 6 ft cedar privacy run costs roughly twice what a 4 ft chain link does per foot.
• Material choice: Pressure-treated is the cheapest long-life option; cedar is mid; aluminum and glass are the upper end.
• Gates: Each walk gate adds material plus heavier hardware. Driveway double-swings and sliders add more.
• Demo and disposal: Tearing out an old fence and hauling to a Peel transfer station adds cost — especially if old posts are buried in 1980s concrete blobs.
• Mississauga tree permit: If a protected tree sits in your post line and we can’t shift, expect arborist fees plus the City’s $343.52 base + $124.14 per extra tree, plus replacement planting.
• Pool fence permit: Required under By-law 0191-2011 for any pool deeper than 0.61 m (2 ft). Heights must be 1.2 m minimum non-climbable, with gaps no greater than 10 cm.
