Foundation Waterproofing in Mississauga

OCM Excavation & Construction has been digging foundations and chasing leaks across Mississauga since 2008. We waterproof basements in Port Credit waterfront homes, Lorne Park and Mineola estates, Streetsville heritage stock, and the older 1960s–80s subdivisions in Cooksville and Erindale. Wet basement, hairline crack down the wall, weeping tile that stopped draining a decade ago — call Ofer at 416-317-3090 and we will walk the property with you before we quote.

Why foundation waterproofing in Mississauga is different

Mississauga is not one city for a waterproofer — it is a dozen different soil and water-table conditions sitting under the same municipal map. A few patterns we see again and again:

  • Port Credit and Clarkson lakefront: high water table within a couple of metres of grade. Hydrostatic pressure pushes water through cold joints and form-tie holes even on homes that were “dry” 20 years ago.
  • Lorne Park and Mineola estates: mature canopy and protected trees. Mississauga’s Private Tree Protection By-law 0021-2022 currently triggers at 15 cm DBH on private land — much tighter than Toronto’s 30 cm — so an exterior dig near a 40 cm maple needs a permit conversation before the excavator shows up.
  • Streetsville heritage homes: original parging, brittle clay drain tile, and rubble-stone foundations that were never meant to be sealed. We treat these as restorations, not retrofits.
  • Cooksville and Erindale subdivisions (1960s–80s): first-generation asphalt damp-proofing is at end of life. Most leaks we open up here are not cracks — they are saturated block walls and collapsed weeping tile.
  • CVC jurisdiction: most of Mississauga drains into the Credit River, which puts it under Credit Valley Conservation (CVC) and Ontario Regulation 41/24. East Mississauga near Etobicoke Creek falls under TRCA instead. Either way, work near the regulated buffer needs a conservation permit before excavation.

Types of waterproofing we do

Exterior excavation waterproofing

The permanent fix. We dig the foundation down to the footing, pressure-wash the wall, parge cracks, apply a rubberized membrane, install a dimple drainage board, and replace the weeping tile in clean stone with filter fabric. On a Lorne Park or Mineola property the dig has to thread between protected trees and existing landscaping — we hand-dig the last metre near any trunk we want to keep.

Interior drainage systems

When the exterior is blocked by a driveway, an addition, or a heritage front porch we cannot tear off, we go inside. Break the slab perimeter, install a drainage channel along the footing, tie it to a new sump pit, and re-pour. Works well in tight Streetsville lots and Port Credit homes built tight to the property line.

Weeping tile replacement

Original 4-inch clay tile in Cooksville and Erindale is almost always crushed, root-blocked, or full of sediment. We replace it with perforated PVC bedded in 3/4 clear stone, sleeved in filter fabric, sloped back to a sump or storm connection. See our broader trenching work in Mississauga for related drainage scope.

Sump pit and pump install

Saw-cut the slab, dig the pit, set a sealed liner, install a primary pump with a battery backup, and run a discharge line at least 1.8 m off the foundation. On homes prone to power outages we wire in a second pump so a single failure does not flood the basement.

Our waterproofing process

  1. Site visit and diagnosis. Ofer walks the basement, the grade, the downspouts, and the trees. Most wet basements have three causes layered together, not one.
  2. Written quote. Scope, depth, linear metres of wall, restoration of landscaping or driveway, permit allowances. No mystery line items.
  3. Permits and locates. Building permit if structural, CVC or TRCA permit if regulated, Ontario One Call locates, tree-protection plan if a protected tree is in the dig zone.
  4. Excavation. Machine dig with hand-work around utilities and roots. We shore where required and protect the neighbouring lot.
  5. Waterproofing layers. Wall prep, crack repair, membrane, drainage board, new weeping tile, clear-stone backfill, filter fabric.
  6. Restoration. Backfill in lifts, compact, restore sod, walkway, driveway, fence — whatever we touched.

What affects waterproofing cost in Mississauga

  • Depth and linear metres of wall. A two-storey Mineola basement with a 2.4 m foundation costs more per metre than a 1.8 m bungalow wall in Malton.
  • House age. 1920s Port Credit homes with rubble-stone foundations need careful parging and sometimes structural pinning before the membrane goes on.
  • Tree by-law. Mississauga’s Private Tree Protection By-law 0021-2022 currently triggers at 15 cm DBH. Base permit fees are around $343.52 plus roughly $124.14 per additional tree, and an ISA-certified arborist report is required — verify current numbers with the City. On Lorne Park and Mineola lots this is usually the biggest soft cost.
  • CVC or TRCA permit. Properties inside the Credit River regulated area need a CVC permit under Ontario Regulation 41/24. East-Mississauga properties near Etobicoke Creek go through TRCA instead.
  • Soil disposal. Clean fill is cheaper to haul. Anything flagged as impacted needs a Record of Site Condition pathway and tipping fees climb fast.
  • Access. A wide Meadowvale driveway is a different job from a Streetsville lot where the machine has to come over a heritage walkway we are not allowed to damage.
  • Restoration. Interlock, mature gardens, irrigation, fencing — none of it is free to put back.

FAQ — foundation waterproofing in Mississauga

How do I know if my basement needs exterior waterproofing or just interior drainage?

If water is entering through the wall — cold joint, crack, form-tie hole, parging blister — exterior is the permanent fix. If the wall is dry but water is coming up through the slab or the wall-floor joint, interior drainage to a sump usually solves it. Most Mississauga basements end up with a hybrid: exterior on the failing wall, sump and interior channel everywhere else.

Do I need a CVC permit to waterproof my foundation in Mississauga?

Only if the property sits inside a Credit Valley Conservation regulated area — floodplain, valley slope, wetland, or watercourse buffer along the Credit River and its tributaries. East Mississauga near Etobicoke Creek falls under TRCA instead. If the dig is well outside those buffers no conservation permit is required. We check the mapping before we quote.

What does Mississauga’s tree by-law mean for my dig?

Mississauga’s Private Tree Protection By-law 0021-2022 currently requires a permit for trees 15 cm DBH and up on private land — significantly tighter than Toronto. Current base permit fees are around $343.52 with roughly $124.14 per additional tree, and an arborist report is part of the file. Numbers and triggers change, so confirm with the City before scoping the work.

How long does an exterior waterproofing job take?

A single-wall exterior dig is usually a few working days on site once permits and locates are cleared. A full-perimeter excavation on a larger Lorne Park or Mineola home runs longer because of depth, tree-protection hand-work, and landscape restoration. Weather, soil conditions, and permit timelines move the number in either direction.
