Why Vaughan lots fail and how we fix them

Vaughan is not one soil. Maple and Patterson sit on clay-loam that holds water and pushes hydrostatic pressure against basement walls when grading runs flat. Kleinburg has sandy pockets along the Humber valley — fast-draining on top, but slope failure if you over-cut. Concord is half industrial fill from the old quarry era, with perched water tables that surprise you two feet down. Woodbridge and Thornhill are mostly standard residential clay over till.

What that means for grading: a 2% minimum fall away from the foundation is the floor, not the ceiling. Do I need a permit to regrade my backyard in Vaughan?

For minor backyard reshaping that doesn’t change drainage onto neighbours or City property, usually not. For anything tied to a controlled-lot grading plan, a new build, or work near a regulated TRCA area, yes — and you may need a lot grading certificate signed by a surveyor or engineer.
