What site preparation actually covers on a Vaughan job

“Site prep” is everything between the surveyor’s stakes and the first pour. On a typical Vaughan custom build or addition we cover:

Our process — how a Vaughan site prep job runs

Every Vaughan site prep job follows the same sequence. Skipping steps is how foundations crack and how lot grading certificates get rejected.

  1. Site walk and quote. We meet you on the lot, walk the survey, look at tree locations, slope, access, and neighbour separation. Quote in writing within a few days.

  5. Strip and stockpile. Topsoil pulled and piled clear of the building footprint.

  7. Base prep. Compacted granular under footings, level shot for the foundation crew.
  8. Backfill and rough grade. Once the foundation is waterproofed and approved, we backfill in lifts and rough grade for the lot grading certificate.

Why Vaughan lots need a site prep contractor who knows the area

Vaughan is not one soil type. A Kleinburg lot off Major Mackenzie is sandy, slopes hard toward the Humber, and probably sits inside a TRCA regulated area under Ontario Regulation 41/24. A Maple infill on a 50-foot lot is clay-loam with hydrostatic pressure that will fight your foundation drain. Concord industrial-edge lots come with mystery fill from whatever was there forty years ago. Woodbridge runs the gamut.

Permits, by-laws, and conservation authority work

You’ll typically need some combination of these before a shovel goes in:

  • Building permit from City of Vaughan Building Standards (905-832-8510).
  • Tree permit if any tree 20cm DBH or larger is being removed or its root zone is in the excavation footprint.
  • TRCA permit under O. Reg. 41/24 if the lot is near the Humber River, a tributary, valley land, wetland, or steep slope. Kleinburg and north Vaughan have the highest exposure.
  • Lot grading approval — final grade has to match the approved grading plan or the City won’t sign off.
  • Excess soil documentation — O. Reg. 406/19 governs where dig spoils can go and how they’re tracked.

FAQ — Site preparation in Vaughan

How long does site preparation take on a Vaughan custom build?

For a standard 50-foot Maple or Woodbridge lot — clearing, strip, mass excavation, base prep — plan on one to two weeks of active site work. A Kleinburg estate lot with significant tree clearing, slope, or a TRCA review can run three to six weeks. Demolition of an existing house adds another week. Weather, soil conditions, and utility locate timing all move the schedule.

Do I need a TRCA permit for site prep in Kleinburg?

Possibly. Kleinburg and north Vaughan sit close to the Humber River and its tributaries, which puts a lot of lots inside the TRCA regulated area under Ontario Regulation 41/24. Use the TRCA regulated area mapping tool with your address. If you’re in, expect a TRCA permit on top of the City building permit. We’ve worked through TRCA on Vaughan files before and can flag the risk during the site walk.

What about protected trees on my Vaughan lot?

Vaughan protects trees at 20cm diameter at breast height or larger. You need a permit before removal or before doing any work that injures the tree — including excavation, root zone compaction, or piling spoil within the critical root zone. We hoard trees that are staying and coordinate the permit application for ones that need to come out. Check the current tree by-law specifics with Parks and Forestry before you finalize the site plan.

Where does the dirt go after excavation?

Ontario Regulation 406/19 governs excess soil. Clean fill we re-use on-site for backfill and rough grade where possible. The rest gets hauled to a registered receiving site and tracked. On a typical 2,500 to 3,500 sq ft Vaughan custom build with a full basement, plan on 300 to 500 cubic yards of spoil going off-site. We handle the hauling and the paperwork.

Can you do site prep for an addition without disturbing the existing house?

Yes — additions are most of our Vaughan workload. We dig footings and basement extensions tight to existing foundations using mini-excavators, hand-dig where machines can’t reach, and shore as needed. The risk on additions is the existing footing — if it’s shallow or undermined by the new dig, you may need underpinning. We assess that on the site walk before we quote.
