Sewer Lateral Repair Options: Spot Repair vs Trenchless vs Full Replacement

You just got a video scope report. The camera found something — a crack, an offset, a belly, roots, a collapse. Your plumber gave you three numbers and you have no idea which one is the right call. This page walks through the three repair options in plain language, what each one actually does in the ground, and how to read your scope to figure out which fits. We do sewer lateral work across Toronto, Richmond Hill, Vaughan, Markham, North York, and Mississauga. Call 416-317-3090 for a same-day site visit or send the scope video.

The Quick Answer

If the camera found one failed section — a cracked joint, a single offset, a localized root intrusion — and the rest of the line looks structurally sound, a spot repair is the right call. Dig directly down to the bad section, cut out 4 to 8 feet of pipe, install new PVC, backfill. Cost range $4,500 to $9,000 in the GTA, one to two days on site.

If the line is old clay or Orangeburg pipe, has multiple offsets, root intrusions at every joint, or longitudinal cracking, but the pipe is still mostly continuous and your scope can pass through, trenchless lining (CIPP) or pipe bursting is the right call. The whole lateral gets renewed without trenching the yard. Cost range $9,000 to $22,000 depending on length and access pits.

If the scope cannot pass through — collapsed section, severe belly holding water, 60-plus year old pipe with separated joints, or the line has already been spot-repaired two or three times — you are looking at full open-trench replacement. Dig the whole lateral from house to city tap. Cost range $14,000 to $40,000 depending on length, depth, sidewalk cuts, and city permit. This is also the answer if you want the longest lifespan and the cleanest insurance story.

How a Video Scope Tells You Which to Pick

A good scope report is footage with a counter overlay showing depth and distance, plus a written summary. Here is how to read it.

Pipe material. Clay tile in 4-foot sections — old, brittle, joints leak, roots love it. Cast iron — corrodes from the inside, eventually scales over. Orangeburg (compressed tar paper) — common in 1940s-60s GTA homes, collapses with age. ABS or PVC — modern, almost never the source of trouble unless physically damaged.

Defect type. Hairline cracks: monitor or spot repair. Offset joints (one pipe shifted off the next): spot repair if isolated, trenchless if widespread. Roots: usually means joints are open and water is leaking — trenchless solves it permanently. Belly (sagging section holding standing water): cannot be fixed by lining; needs excavation to re-grade. Collapse: full replacement, no choice.

Distance to defect. The scope counter tells you how far down the line the problem sits. A defect at 8 feet into a 60-foot run = spot repair candidate. A defect at 45 feet (under your driveway or sidewalk) might be cheaper to trenchless even if isolated, because the excavation cost of digging that deep through hardscape eats the savings. What Each Option Actually Does

Spot Repair (Dig and Replace a Section)

Process:

  • Locate the defect precisely using the scope camera’s sonde transmitter from above ground.
  • Excavate a pit directly over the defect — typically 4 by 6 feet on the surface, 5 to 8 feet deep.
  • Cut out the failed section of clay, cast iron, or Orangeburg pipe.
  • Install a new PVC section with proper couplings and bedding.
  • Backfill in lifts with compacted granular, restore surface (sod, asphalt, or concrete).

This is what we do most often on Toronto sewer lateral repairs and Richmond Hill sewer repairs when the homeowner just has one bad joint.

Trenchless (CIPP Lining or Pipe Bursting)

Two main methods.

CIPP (cured-in-place pipe lining): A resin-impregnated felt sleeve is pulled through the existing pipe from an access pit, inflated against the inside of the host pipe, and cured with steam or hot water or UV. The result is a hard, seamless, jointless pipe inside your old pipe — about 1/4 inch smaller in diameter. Lifespan 50-plus years.

Pipe bursting: A bursting head is pulled through the existing pipe, fracturing it outward while simultaneously pulling new HDPE pipe in behind it. Same diameter or slightly larger. Better for fully collapsed sections that lining cannot bridge.

Both methods need at least one access pit at the house and one at the city tap or property line. The yard, driveway, and most of the lawn are untouched. See Vaughan sewer work, Markham sewer repairs, and North York sewer repairs for examples of trenchless installs.

Full Open-Trench Replacement

Excavate the entire lateral from house foundation to municipal main, typically 30 to 80 feet long and 6 to 12 feet deep. Replace with new PVC or HDPE, properly bedded, with cleanouts at code-required intervals. Backfill, compact, restore surface. This is the most disruptive option and the most permanent — a properly installed PVC lateral should outlast 75 years. We do this work across Mississauga and the rest of the GTA.

Cost Drivers and Hidden Costs

The advertised number is the easy part. Here is what gets added in.

Sidewalk and road cuts. If your lateral defect is between the property line and the city main, the repair touches city property. Municipal road cut permits in the GTA add $2,000 to $6,000 alone for the permit fees, traffic control, and the city’s own restoration of the asphalt or sidewalk. Most cities require their own contractor to do the final asphalt patch.

Driveway tear-out. Cutting through a 10-year-old interlocking driveway to dig a trench means new sub-base and re-installation. Add $3,000 to $8,000 depending on driveway type. Asphalt is cheaper to cut and patch than interlocking. Concrete driveways are the most expensive to restore.

Sod and landscape restoration. A full trench across the front lawn means re-grading and new sod — $1,500 to $4,000 for a typical Toronto lot. Mature trees within 10 feet of the trench add arborist costs and possible root pruning permits.

City inspection delays. The city sewer inspector must approve the connection before backfill. Inspection scheduling delays can hold the job open for 1 to 5 business days, and your trench has to be safely shored or fenced the entire time. We schedule inspections the day we open the pit to minimize this.

Surprise pipe depth. Scope reports estimate depth using the sonde. Actual depth at the city tap is often 2 to 4 feet deeper than at the house. A 12-foot-deep tap connection requires shoring, longer equipment reach, and more material — easily $3,000 to $6,000 more than an 8-foot tap. We confirm depth with a hand-dig at the city tap before pricing the final option. When Insurance Helps (and When It Doesn’t)

Most Ontario homeowner policies do not cover the cost of repairing or replacing the buried sewer lateral itself. That is considered a maintenance item — your responsibility, like the roof. What they may cover is the damage caused by a sewer failure: water-soaked drywall and flooring after a backup, ruined basement contents, mold remediation. This is the “sewer backup endorsement” rider — a separate add-on, not standard.

Where insurance sometimes helps with the pipe itself: if a sudden, accidental event (a sinkhole, a third-party vehicle collapse, a sudden break versus gradual deterioration) caused the failure, some policies cover the repair. Gradual root intrusion, age-related joint separation, and bellies from settlement are almost always denied as wear and tear.

Practical advice: pull out your policy declarations page, look for “service line coverage” or “buried service line endorsement”, and check whether your insurer offers it as an add-on. It is typically $30 to $80 per year and covers $5,000 to $10,000 of pipe repair. After you’ve had a sewer scare is too late to add it — most insurers impose a 30-day waiting period and exclude pre-existing conditions. We are happy to look at your scope and tell you whether to file or pay out of pocket — call 416-317-3090.

While the sewer is the immediate problem, we also handle the surrounding drainage work most homeowners need at the same time: french drains in Toronto and catch basin installation often pair with sewer work to fix surface water issues that may have contributed to the soil movement. FAQ

How do I know if my pipe is clay or PVC without a scope?

House age is a strong indicator. GTA homes built before 1960 almost always have clay tile or cast iron laterals. Homes from 1960 to 1985 are a mix — often Orangeburg or early PVC. Anything built after 1985 is almost certainly PVC. If you have an unfinished basement, the visible pipe entering the floor near the cleanout is often the same material that runs out to the street. A camera scope is still the only way to know with certainty.

Will trenchless lining work if my pipe has a belly?

No. A belly is a sag in the pipe that holds standing water — the pipe has lost its proper slope. CIPP lining and pipe bursting both follow the host pipe’s path, so the belly remains a belly with a new liner inside it. Standing water leads to recurring backups. A belly needs excavation to re-bed and re-grade that section. If your scope report calls out a belly, trenchless is off the table for that segment.

How long does each repair take from start to finish?

Spot repair: 1 to 2 days on site, plus 1 to 3 weeks for permit and locate. Trenchless: 1 to 3 days on site, plus 2 to 4 weeks for permit and material lead time. Full replacement: 3 to 10 days on site, plus 3 to 6 weeks for permit, sidewalk cut approval, and city scheduling. Emergency situations (active backup, collapsed pipe) we expedite within 24 to 72 hours.

Can I use my toilets and showers during the repair?

During spot repair: typically yes except for the few hours when the new section is being couplied in. During trenchless lining: no, for the cure window (typically 6 to 12 hours). During full replacement: no, for the duration of the connection — usually 1 to 3 days. We coordinate with you on timing and can provide a portable toilet for longer jobs at no extra cost.

What is the actual lifespan of CIPP lining?

Most CIPP manufacturers warranty 50 years and the resin chemistry supports that claim — the liner does not corrode, does not have joints, and resists roots. The realistic limit is usually the host pipe collapsing around the liner from below or a future excavation accidentally puncturing it. For a residential lateral with no driveway construction planned, 50-plus years is a reasonable expectation.

Do I need to be home during the repair?

For the first day yes, for access to the basement cleanout and to walk through scope-of-work changes. After that, we can run the job with a key and a phone number. We send daily photo updates and you only need to be present for the city inspection sign-off, which we schedule to your availability where possible.

What if the city tap itself is broken, not just my lateral?

Then the city is on the hook for the section from the main to the property line in most GTA municipalities, and you are responsible for the section from the property line to the house. The split is usually clear on your scope. We will help you file the city work order if the defect is on their side. Be aware that city scheduling can take 4 to 12 weeks if it is not an emergency.

Do you work outside Toronto?

Yes — we cover the full GTA service area including Mississauga, Brampton, Oakville, and Burlington for sewer lateral work.
