What site preparation covers on a Scarborough lot

Site preparation in Scarborough usually means demolition coordination, tree protection fencing, utility locates and disconnects, topsoil strip, rough grading to the engineer’s plan, excavation for the foundation, shoring where the dig sits close to the neighbour’s footing, and a clean pad ready for forms. On a typical 40 by 120 Scarborough lot the dig is 8 to 10 feet for a full basement, and the soil load runs 80 to 150 tonnes depending on whether there is an existing basement coming out.

Agincourt, Wexford, Cedar Brae — the 60s and 70s rebuild belt

Add the Bluffs specifically and you are looking at geotechnical engineering, top-of-slope setback bands, and a TRCA permit under Ontario Regulation 41/24 before anyone touches the site. Tree protection and the Chapter 813 problem

Toronto’s private tree by-law (Chapter 813) protects any tree on private property at 30 cm DBH or larger. On a typical Scarborough rebuild that usually means one or two mature trees that need a tree protection zone fenced before machinery moves in, and an injury or removal permit if the dig will affect the root zone. We coordinate with your arborist, install the TPZ hoarding to the by-law spec, and keep the dig outside the critical root zone. Do I need a TRCA permit for site prep in Scarborough?

If your property sits inside a TRCA Regulated Area — most Bluffs-adjacent lots, anything along Highland Creek, the Rouge, or the Don tributaries — then site alteration, grading, and excavation can require a permit under Ontario Regulation 41/24. We confirm regulation status with TRCA staff before scheduling the dig. Inland Agincourt and Wexford lots generally fall outside the regulated mapping.

How deep do you dig for a full basement in Scarborough?

Most Scarborough rebuilds get an 8 to 10 foot dig for a full basement, which puts the footing well below the Toronto frost line of roughly 1.2 metres.
