Yard Cleaning & Cleanup in Oakville — Brush, Estate Lots, Lakefront Properties

We clean up yards across Oakville — from heritage lots in Old Oakville and Bronte, to estate properties in Glen Abbey and Iroquois Ridge, to newer builds in Joshua Creek and West Oak Trails. OCM Excavation & Construction has been operating out of Richmond Hill since 2008, owner Ofer Hadad answers the phone at 416-317-3090. Brush, overgrowth, dead trees, debris haul-away, post-construction cleanup, full estate clears. Oakville sits in Halton Region with its own tree by-law and Conservation Halton rules — we work around both.

Why yard cleanup in Oakville is different

Oakville is not Toronto, not Mississauga, not Vaughan. Three things change how we run a cleanup here:

  • Halton Region, not York or Peel. Disposal routes, dump tickets, and regional rules are different. Crews used to TRCA territory don’t automatically know how Oakville works.
  • Conservation Halton — not TRCA, not CVC. Properties backing onto Sixteen Mile Creek, Bronte Creek, Twelve Mile Creek, the Lake Ontario shoreline, or any valley/wetland fall under Conservation Halton’s regulated area. Site alteration, fill, grading, or removing vegetation in a regulated zone can require a CH permit (under the consolidated Ontario Regulation 41/24 framework). We check before the machine moves.
  • Town of Oakville has one of the stricter tree by-laws in the GTA. The Private Tree Protection By-law triggers at 15 cm DBH (diameter at breast height) — well below Toronto’s 30 cm and Vaughan’s 20 cm. A permit costs $65 for the first tree in a 12-month period (15-24 cm) and $425 per additional tree or any tree over 24 cm. Replacement is one tree planted per 10 cm of DBH removed, with a $300 security deposit per replacement. Cut a protected tree without a permit and the fines climb fast.

Old Oakville and Bronte both sit in heritage areas — mature canopies, older root systems, narrow lot access. Glen Abbey and Iroquois Ridge are estate-scale, often with multiple mature trees per lot. We plan around all of it before we quote.

Oakville neighbourhoods we cover

  • Old Oakville — heritage district, lakefront lots, mature canopy, tight access
  • Bronte — heritage village, harbour-side, older trees, Bronte Creek properties
  • Glen Abbey — estate lots, mature landscaping, often backing onto green corridors
  • Iroquois Ridge — large lots, established trees, often near Sixteen Mile Creek
  • Joshua Creek — newer east-end subdivision, smaller mature trees, easier access
  • West Oak Trails — newer north Oakville, growing canopy
  • Kerr Village — mixed older lots near downtown
  • College Park — established residential, mature trees

What we handle in an Oakville yard cleanup

  • Brush and overgrowth clearing — multi-year buildup, climbing vines, blackberry, buckthorn, sumac thickets
  • Spring cleanup — winter debris, fallen limbs, last fall’s leaves the wind tucked into corners
  • Dead and dying trees — we coordinate the Town of Oakville permit if the tree is 15 cm DBH or larger
  • Stump removal and grinding — after the tree is down or where one came down years ago
  • Old deck, fence, shed, and structure demolition — broken up, hauled away, disposal sorted
  • Estate cleanups — property sale prep, settling an estate, vacant-house tidy-up
  • Post-construction cleanup — leftover fill, broken concrete, drywall scraps, sub-trade mess
  • Lot clearing — full clears for new builds, additions, pool projects, or driveway expansions
  • Debris haul-away — bin or truck, sorted clean fill vs. mixed vs. green

Our cleanup process

  1. Walk the lot. We meet you on site, walk every corner, mark what stays and what goes. On Oakville lots we flag any tree at or near the 15 cm threshold and any zone that looks like Conservation Halton regulated land.
  2. Permit check. If a protected tree needs to come down we line up the Private Tree Removal Permit through the Town of Oakville. If the work touches a CH-regulated area we check whether a permit is needed before we book the crew.
  3. Quote in writing. Scope, day rate or fixed, disposal load count, what is included and what isn’t. No “we’ll figure it out on site.”
  4. Crew and equipment matched to the lot. Tight Old Oakville back lane gets a mini-ex and dump trailer. Glen Abbey estate clear gets a full skid steer, grapple, and 14-yard bin. We don’t bring a 40-ton excavator to a 30-foot frontage.
  5. Sort, load, haul. Clean fill, green waste, mixed C&D — each goes to the right facility. Halton has its own disposal sites and we know them.
  6. Final rake. We don’t leave gouges and ruts. The yard is graded smooth and ready for whatever’s next — sod, gravel, build, sale.

What affects yard cleanup cost in Oakville

  • Lot size and density. A 40 x 110 ft Kerr Village lot is one crew day. A Glen Abbey 100 x 200 ft estate lot with mature trees is three to five.
  • Tree by-law permits. Each protected tree adds the Town of Oakville permit fee ($65 first / $425 after or over 24 cm) plus replacement-tree costs and the $300 per-tree security deposit.
  • Conservation Halton permit. If your lot backs onto Sixteen Mile, Bronte, or Twelve Mile Creek — or any valley, wetland, or the Lake Ontario shoreline — CH approval adds time before the work can start.
  • Disposal volume. Brush bins, mixed C&D bins, and clean-fill loads all cost different amounts. Heavier loads cost more in tip fees.
  • Access. Lakefront and heritage lots in Old Oakville often have narrow driveways and no rear access. Hand-cart-and-wheelbarrow runs slow a job down.
  • Post-construction. If we’re cleaning up after another trade’s mess, the sort time and disposal cost is higher than a straight brush clear.

FAQ — yard cleanup in Oakville

Do I need a permit to remove a dead tree in my Oakville backyard?

If the tree is 15 cm or more in diameter measured at breast height, yes — Oakville’s Private Tree Protection By-law requires a Private Tree Removal Permit even for dead or dying trees. The first tree in a 12-month period runs $65 for trees 15-24 cm DBH. Trees larger than 24 cm or any additional tree in the same period is $425. We coordinate the application as part of the cleanup.

My lot backs onto Sixteen Mile Creek — does that change anything?

Often yes. Conservation Halton regulates a buffer adjacent to the top of bank of valley features like Sixteen Mile Creek, Bronte Creek, and Twelve Mile Creek, as well as wetlands and the Lake Ontario shoreline. Site alteration, fill, grading, or vegetation removal inside the regulated area can require a CH permit under Ontario Regulation 41/24. We check the property against CH’s mapping before quoting work near a creek or valley.

Can you handle an estate cleanup in Old Oakville with limited access?

Yes. Old Oakville heritage lots usually mean narrow driveways, mature trees we can’t damage, and neighbours close on both sides. We bring smaller machines — mini-excavator, compact skid steer, dump trailer — and crew the job heavier to make up for the equipment trade-off. We’ve done full estate clears on lakefront streets where the only access was a single-car driveway.

How long does a Glen Abbey or Iroquois Ridge estate-lot cleanup take?

Depends on scope, but a typical Glen Abbey 100 x 200 ft lot with mature trees, an old deck or two, brush along the rear, and general overgrowth runs three to five crew days. Add tree permit lead time if anything protected is coming down — the Town of Oakville application is straightforward but not instant. We give you a realistic calendar in the written quote.
