Sewer Lateral Replacement Options — We Run All Three
There is no single right answer for every lateral. Pipe condition on the camera scope, depth, length, soil type and what sits on top (driveway, interlock, mature tree, City sidewalk) all push the job toward one method or another. We quote whichever method fits the site, not the one with the highest margin.
1. Open-cut full replacement (most common in the GTA)
Excavator digs a trench along the lateral run, old pipe comes out, new ABS or PVC goes in on a granular A bed, trench backfilled and compacted in 8-inch lifts, surface restored. Range: $8,000-$22,000 CAD for a residential house-to-main run, 30-60 ft. long. Recommended on 80 percent of GTA jobs: total pipe replacement, fresh City tap, every joint visible during install. Best fit when the line is clay tile from the 1950s-70s, when there is more than one bad joint, or when the run sits under a driveway that needs cutting anyway.
2. Spot repair / point repair
Camera tags one bad joint. Crew digs a single pit, cuts out the bad piece, splices in new pipe with shielded couplings, patches the surface. Range: $3,500-$7,500 CAD. Makes sense when the rest of the line scopes clean, the failure is shallow (under 5 ft.), and the surface above is easy to reinstate. Risk: if the pipe is original clay tile, the next bad joint is usually within 18-24 months. We will tell you on the quote whether spot is throwing good money after bad.
3. Trenchless (pipe bursting or CIPP lining)
Pipe bursting pulls a new HDPE pipe through the old line while a bursting head fractures the original. CIPP (cured-in-place pipe) inflates a resin-soaked liner inside the existing pipe and cures it in place. Range: $11,000-$24,000 CAD. Possible only when the line is straight, has no major collapses or sharp bends, and no live taps along the run. Best fit when the line passes under a finished interlock driveway or mature landscaping where open-cut restoration costs more than the pipe work itself. What Drives Sewer Lateral Cost Up
Two laterals on the same street can quote $4,000 apart for reasons the homeowner cannot see from the curb. Here is what moves the number.
- Depth. A 4 ft. line is one shift with no shoring. A 7-8 ft. line needs a trench box and a bigger machine. Each extra foot past 5 ft. adds roughly $600-$1,200.
- Length of run. 25 ft. front yard versus 55 ft. deep lot doubles the pipe, the bedding, the backfill and the time on site.
- Access. Front-yard lateral with a wide driveway is straightforward. Backyard lateral behind a 36-inch gate means hand-dig sections, smaller equipment, longer schedule.
- Soil type. Markham and north Vaughan clay holds water and shrinks/swells with the seasons, slower to dig and unforgiving on compaction. Heavy clay adds $1,000-$2,500 to a typical job.
- Surface restoration. Plain lawn is the cheap reinstatement. Interlock driveway, stamped concrete or mature landscaping can add $2,000-$8,000 on its own.
- City street work. Once the cut crosses into the boulevard or the road, traffic control, road occupancy permits and asphalt cut/patch fees kick in. Toronto street cuts cost more than Markham boulevard cuts.
- Municipal permits. Building permit (plumbing) plus, where applicable, a road cut permit and traffic plan. Range $400-$1,800 by city and scope.
- Contaminated soil disposal. Older industrial-adjacent lots sometimes test positive for hydrocarbons or lead. Contaminated soil goes to a licensed receiving site at 3-5x the tipping fee.
Common GTA Sewer Lateral Failure Scenarios
After 17 years digging up GTA front yards, lateral failures fall into four buckets. Knowing which one you are sitting on changes the conversation.
- Cast iron from the 1950s-60s, corroded from inside out. Old Toronto, East York, Etobicoke pre-war and post-war stock. Iron rots from the crown down, the bottom goes paper-thin, sewage seeps into the soil. Camera shows a rough, scaled interior. Full replacement almost every time.
- Vitrified clay tile cracked by tree roots. 1960s-70s subdivisions across the GTA. Maple, willow and silver birch roots find the joints between 2 ft. lengths of clay tile and grow through. Toronto streets with mature trees, North York bungalows, older Richmond Hill streets. Spot sometimes works, full replacement is the durable fix.
- Shared laterals in old Toronto cores. Some pre-1950 streets in downtown Toronto, Riverdale, Leslieville and the Annex have shared runs connecting two or three properties before reaching the main. Permit and cost picture changes when a neighbour is on the same pipe. We sort that out at the quote.
- Markham clay soil heaving on rigid pipe. Heavy clay swells in spring, shrinks in late summer. Rigid pipe with rigid joints cracks over 30-40 freeze-thaw cycles. - Camera inspection. We scope the line from the basement cleanout to the main where accessible. Tags failure point in feet, identifies pipe material, flags roots, offsets or collapses. Free when you book the work.
- Written quote. Method, pipe spec, depth, restoration scope, permit handling, timeline. Fixed price, not time-and-materials.
- Permits and locates. Building permit (plumbing) filed with the city. Ontario One Call locates booked. Road occupancy permit where the cut hits the street.
- Excavation. Saw-cut driveway or sidewalk on chalk lines, lift slab clean for reuse where possible. Right-sized excavator for the access (Vio17 through a 38-inch gate, SV40 on driveway, GEHL RT135 for boulevard reach). Trench box past 5 ft. depth, every time.

Do I need a permit to replace a sewer lateral?
Yes. Every GTA municipality requires a building permit with a plumbing component for sewer lateral replacement, plus a road occupancy or boulevard permit when work crosses into the city right-of-way. Open-cut replacement cuts a trench along the full length of the lateral, so lawn and driveway above the line come up. We saw-cut driveway slabs on chalk lines and lift them clean for reuse where possible, and the lawn portion is sodded or seeded after backfill. Trenchless pipe bursting only digs launch and receiving pits (usually one at the foundation, one at the city tap), leaving the surface in between intact. On a finished interlock or stamped concrete driveway, trenchless can save thousands in restoration.

Tell-tale signs: basement floor drain backs up after heavy rain or when the washer drains, toilets gurgle when other fixtures run, slow drains throughout the house, sewer smell in the basement, or a soft sunken patch in the front lawn over the lateral run.
